<h3>Trend #1: Integrated Refrigerator</h3>
<p>One current must-have is a built-in or integrated refrigerator. You have the option of wood panels matching surrounding cabinetry to make the fridge look like a piece of furniture, or you opt for stainless steel as a shining accent in your kitchen. Also trendy are retro-style refrigerators for traditional or whimsical kitchens. These refrigerators look great paired with an old-fashioned style range like an Aga, La Cornue, or Bertazzoni, all of which come in fun colors to match the refrigerators.</p>
<h3>Trend #2: Side-By-Side Single Ovens</h3>
<p>Although tried-and-true double ovens can be very functional, two single ovens, in a side-by-side installation, are proving to be even better. Side-by-side ovens put both units at a comfortable height, and if one breaks, it can be replaced without having to address the entire unit. Side-by-side ovens are a perfect solution if you want the appliances to be unobtrusive in your overall kitchen design.</p>
<h3>Trend #3: Multi-Function Ovens</h3>
<p>Many people like a 36”-inch range because it has a very large oven. With a range oven, it&#8217;s wise to have a second oven that’s also a microwave. The Miele speed oven is both a convection oven and a microwave. Another option is to use a steam oven, which heats food with steam but can also be used as a convection oven. These two appliances look great next to a built-in coffee machine—another appliance that’s becoming popular.</p>
<h3>Trend #4: Hidden Appliances</h3>
<p>Another way to hide appliances is to put them behind bi-fold doors that slide open on a track or simply fold back. The doors then stay open while the unit is in use, then cleverly keep appliances out of sight when they’re not needed. For a kitchen that opens onto a family room, this helps the kitchen feel like part of the living area rather than a cooking prep space.</p>
<h3>Trend #5: Built-In Beverage Centers</h3>
<p>Wine coolers are an innovation that is here to stay! But now you can opt for a beverage center holding not only wine, but also beer, sodas, and mixers. Warming drawers, on the other hand, are waning in popularity as people realize that microwaves or steam ovens can serve the same purpose.</p>
<h3>On The Way Out</h3>
<p>Trash compactors and instant hot-water fixtures are also becoming less requested. With recycling commonplace, trash compactors aren’t as useful as they were in the past. Instant hot fixtures are energy hogs that require another spout at the sink—which can make the countertop look cluttered.  Moreover, these two appliances also have a reputation for breaking down on a regular basis.</p>

<p>New trends emphasize practical use and attractive form, as well as the changing trends in cooking and entertaining. Choose what works best for you and your lifestyle among all the appealing, convenient options available.</p>

In fact, it’s the most expensive item by a wide margin in any new or remodeled kitchen, and most homeowners have to balance what they want with what they can realistically afford. Here are ten ways Scott Stulz recommends to make the most of your cabinet budget—and preserve your kitchen wishes without breaking the bank.</p>
<h3>Budget Tip #1: Stick With Basic Finishes</h3>
<p>Specialty finishes can add as much as 40 percent to the cost of your cabinetry, and glazing, hand distressing, or polishing are all expensive extras. Simple stains or standard traditional paint keep costs under control.</p>
<h3>Budget Tip #2: Use Fewer, But Larger, Cabinets</h3>
<p>You might sacrifice some convenience features in doing so, but one large cabinet in a given space costs less than two smaller more specialized cabinets.</p>
<h3>Budget Tip #3: Use a Worktable as an Island</h3>
<p>Custom-built or ready-made, open counter-height worktables can function as islands at a lower cost than closed cabinetry. Some even have shelves or baskets near the floor for frequently used large items or produce.</p>

<p>Avoid curves, angles, changes in depth, and height, or anything that requires more components or custom fabrication for your cabinets.</p>

<p>This is usually best accomplished with clean, contemporary styles. Moldings—and the labor to cut, fit, and install them— are expensive.</p>

The Energy Guide label attached to new dishwashers estimates the annual power needed to run the appliance and heat the water based on natural gas and electricity costs. Dishwasher Tips Check the manual that came with your dishwasher for the manufacturer&#8217;s recommendations on water temperature; many have internal heating elements that allow you to set the water heater in your home to a lower temperature (120°F). Scrape, don&#8217;t rinse, large food pieces and bones from dishes. Soaking or prewashing is generally only recommended in cases of burned-on or dried-on food. Be sure your dishwasher is full, but not overloaded, when you run it. Avoid using the &#8220;rinse &amp; hold&#8221; on your machine for just a few soiled dishes. It uses 3 to 7 gallons of hot water for each load. Let your dishes air dry; if you don&#8217;t have an automatic air-dry switch, turn the control knob to &#8220;off&#8221; after the final rinse and prop the door open slightly so the dishes will dry faster. Long-Term Savings Tip When shopping for a new dishwasher, look for the ENERGY STAR label to find a dishwasher that uses less water and 41% less energy than required by federal standards. 			<content:encoded><![CDATA[<p>Despite record low mortgage rates, 2011 has seen a surprisingly high level of cash home purchases, according to the real estate research firm <a href="http://www.hwmarketintelligence.com/" target="_blank">Hanley Wood Market Intelligence</a>. Jonathan Dienhart and Ken Lee, two analysts with the company, say between tight lending standards and a desperate search for yield by investors, cash purchases of homes – particularly for distressed properties – became even more common in 2011 than last year.Dienhart and Lee analyzed data collected through Hanley Wood’s Housing IntelligencePro, and shared their findings in a blog post.</p>

<p>The two discovered that 38 percent of homes purchased in 2011 were bought with all cash. That’s up from 34 percent in 2010, and double the 19 percent rate in 2006.</p>
<p>According to Dienhart and Lee, this trend is likely to continue in the near term. They note that cash-paying investors are responsible for an increasing share of home purchases nowadays as prior homeowners abandon the ownership market and head back to rentals.</p>

<p>What does every room in the home have, yet rarely gets noticed? Look up &#8211; it&#8217;s the ceiling. While it may not get the attention of the walls and floors, the ceiling can be an indicator of certain elements of the home&#8217;s condition, so it&#8217;s important to identify and address any problems that arise.</p>
<p>From &#8220;popcorn&#8221; to plaster to drywall, there are many different ceiling materials in today&#8217;s homes. Look for signs of damage no matter what the material. Ceiling stains can indicate water damage from leaking pipes, a bathroom fixture overflow, or a leaking roof. Before any attempt is made to repair water damage, it must be determined if the cause of the leak will continue to affect the ceiling, or if it the damage is related to a single event in the past. If water is dripping from the ceiling, the source of the water will need to be found and stopped, and the ceiling will need to be thoroughly dried before attempting any repair work. If the damage is severe, a professional contractor specializing in structural drying should be consulted.</p>
<p>Mold is a real threat when moisture is allowed to remain in the ceiling and the space above it. It can take a little as a few days for mold to begin growing inside a ceiling, so acting quickly to get everything completely dry is the best course. In addition to being a health hazard, mold can eventually cause structural damage to the home if left to grow and thrive. Mold removal should be done by a qualified professional who will certify their work in the home.</p>
<p>Minor ceiling cracks are not uncommon and may simply be the result of the home settling. Even older homes can continue to settle for decades. If the cracks are minor, they can be repaired with relative ease. The technique used will depend on the ceiling material. Old plaster ceilings will often sag and crack over time, and can be patched with drywall instead of new plaster. Popcorn ceiling cracks can be covered with aerosol sprays made specifically for this use. Major cracking can be due to seismic activity or structural issues and should be assessed by a professional before repair or replacement.</p>
<p>Paying attention to the ceiling can really pay off by allowing the discovery of small problems before they can become big ones — avoiding serious and potentially costly problems down the road.</td>

They are a non-profit organization that provides social services, advocacy, educational programs, and racial justice initiatives. They have the only emergency, drop-in childcare center in Boulder County. They also provide programs that build self-esteem and develop the skills necessary to stay economically self-sufficient.</p>

<p><strong>1. Think diagonal views. </strong>Stand in one corner and arrange a clear view to the other corner. Place floor tiles on the diagonal. It makes the space seem larger, pushing the walls out.</p>
<p><strong>2. Lighting will open up space. </strong>To give your house an airy feel, use simple window dressings to bring in natural light and steal space from the outdoors.</p>
<p><strong>3. Accessorize.</strong><strong> </strong>The bigger a piece of artwork is, the bigger the feeling of space. A wall filled with many small pictures seems cluttered and space appears smaller.</p>
<p><strong>4. Let there be height. </strong>Use at least one tall element in a room to draw the eye upward, towards the ceiling. Not only does this maximize the vertical space in the room, but it also draws the eye up to the less crowded ceiling space above.</p>
<p><strong>5. Play with the furniture. </strong>Try to move furniture away from the walls if space allows. It will give a feeling of openness when a sofa isn’t butted against a wall. If buying new pieces, purchase items on legs versus feet. The higher a piece sits from the floor the more visual space is present.</p>
